Options for Presenting New Residential Developments
Whether you're applying for planning permission, or marketing new homes 'off plan', realistic 3D imagery and animation can be the most powerful communication tool at your disposal. 1. 3D Visuals for Submission in support of Planning Applications
To assist in presenting your proposals to Planners and Committee Members, we can create accurate 3D models of all your house types, using your architectural drawings as reference. These can be as simple or as realistic as you require, depending on what stage of the planning process you're at. Typically, for larger developments, Planners will want to understand how your proposals will impact on the surrounding landscape, how that impact might be mitigated with landscaping, what materials pallette you are proposing to use across the site, and how the design of your house types meets local needs and responds sympathetically to local architectural styles.
Flythrough Animations for Planning Presentations
We can deliver flythrough animations to take viewers on a journey around the development, in the context of the surrounding landscape. Depending on your requirements, these animations may not need to be as detailed and realistic as if they were for marketing purposes - but it is totally up to you how far we take the graphics.
Project Example
This example shows a flythrough of the new town at Cranbrook, near Exeter, and was used to communicate the scheme to Planning Committee members on the day that final planning approval was finally granted. Depending on the level of detail required and the number of different house types, the approximate cost for this type of presentation is £6,000 for a site of 100 properties.
Static 3D Renderings for Planning Presentations
Static 3D visualisations of the development will be a powerful visual aid for submission in support of Planning applications. A typical set of imagery would include aerial views of the site, street scene images and front views of each house type, providing a clear understanding of the landscaping, materials, site layout and architectural styles.
Project Example
This example shows static aerial images of a new development in the North West, where each house type has been accurately modelled from the architectural drawings. A complete set of 10 images of this type is usually priced at around £700 per house type, plus £25 per unit. So, for a development of 100 units comprising 8 different house types, the approximate cost would be £8,000.
2. 3D Visuals for Marketing and Selling New Homes 'Off Plan'
When it comes to marketing new homes, we usually recommend a higher level of detail, realism and 'aesthetics'. If we have already produced first stage visuals for Planning purposes, we can now take these forward, developing the imagery with more photorealistic lighting and materials, and adding people and other details to bring the scenes to life. We can deliver a set of high resolution static images for use in websites, brochures and site signage, and, if required, a full 3D flythrough of the new development for sharing online and on DVD. In addition to exterior visualisations, our highly realistic, fully-furnished interior images and animations will really help to inspire confidence and aspiration in your potential buyers.
Exterior 3D Flythroughs for Marketing New Homes
A 3D Flythrough is a powerful marketing tool, ideal for display in your sales office, sharing online, and for sending out on DVD with the brochure. We create a detailed model of the buildings on the site, and a fully landscaped site model, ensuring that all the materials are accurately represented and highly realistic. From there, we set up a camera route to tour the development, taking in all the key features that you wish to emphasise. Your flythrough could be accompanied by a professional voiceover to talk buyers through the benefits of the development, or onscreen text captions to label key areas.
Project Example
This 3D Flythrough for a housing associated in Sussex presents a development of apartments for the over 55s. The animation takes a tour of the site and gardens, and enabled potential buyers to see exactly what their new homes would look like before it was built. The approximate budget for this particular project was £8,000, and included a set of high resolution static images of the development.
CGIs (Computer Generated Images) for Marketing New Homes
Using your architectural plans as reference, and working closely with you to understand all the materials and finishes to be used throughout the development, we create a fully landscaped 3D site model of the development and each of the various house types. From here, we add a high level of detail and realism, with a view to creating a sense of the lifestyle and ambience that is on offer to potential buyers.

We created these 3D visuals to show off this residential development of 81 properties in South Wales. It has generated extensive interest in potential buyers wanting to purchase off-plan.
